SUMMARY:WMAIA COTE - Accessory Dwelling Units Focus
DESCRIPTION:Register Now! \nWednesday October 8| 4:00-5:30PM| ZOOM |1.5 HSW (approval pending)\nWMAIA COTE PRESENTS: Accessory Dwelling Units (ADUs) – Impact\, Opportunities and Constraints  \nAs the demand for housing far outpaces its construction\, creative solutions at all levels are necessary to narrow the gap. ADUs can be an extra source of income for homeowners\, an affordable entry into a community for a renter\, and a viable opportunity for senior homeowners to age in place with a caretaker or family member. While ADUs exist all over the country\, most have not been considered legal until municipalities recently started to change zoning codes while seeking ways to get involved in supporting these living arrangements. \nADUs can play a significant role in addressing the state’s housing crisis. The Executive Office of Housing and Livable Communities (EOHLC) estimates that 8\,000-10\,000 ADUs can be built in the next 5 years as a result of the new state law that allows ADUs to be built across Massachusetts. The law states that ADUs less than 900 square feet can now be built by-right in single-family zoning districts statewide\, as outlined in the Affordable Homes Act\, which was signed into law in August 2024. \nThis program looks at the opportunities and potential impact of ADUs in Western Massachusetts.  Panel Discussion followed by Open Discussion and Q &A \nADU Rules in Regulations – Massachusetts and neighboring states\nTim O’Reilly\, Backyard ADUs\nBackyard ADUs has done extensive work across New England to tackle the housing crisis. Through permitting and building 100+ homes they have extensive experience navigating the regulator environment and understand the real-world barrier to ADU construction. With the passing of the AHA\, it has been a fast-paced year of change across the Commonwealth. Tim is excited to break down what those changes entail\, how they are playing out in our communities\, and\, based on other ADU trends\, what the future might hold for us here in MA. \nBuilding Architect-Designed ADUs – Opportunities and Constraints\nSeth Lawrence-Slavas\, Wright Builders\nADUs are susceptible to the same project dynamics as a single family home\, they have kitchens and bathrooms\, bedrooms and living spaces\, heating and cooling\, plumbing\, utilities\, and on and on…..We will explore three different case studies and discuss how client goals and budgets played key roles in the development of design\, specifications\, and construction means and methods. \nPotential Impact: Regulations and Theoretical Buildout\nProf. Rob Williams AIA and Prof. Ray K Mann AIA\nRob and Ray are engaged in an on-going project looking at barriers to ADU development with a specific focus on the evolving regulatory and zoning conditions. They conducted a series of GIS based analyses of Amherst to better understand the implications of existing and proposing ADU zoning regulations on the potential for ADU development. They used this to develop a series of recommendations for revisions to zoning that would allow for greater development of ADUs. They are also started visualizing different “build-out” scenarios. \nWhat’s Happening on the Ground?\nBrad Hutchinson AIA\, Planning Board Member\, South Hadley\nBrad will be on hand to share his experience on a local planning board. \nRegister Now! \nThe WMAIA COTE Committee is sponsored by Wright Builders

SUMMARY:Virtual Tour: ROXBURY BRANCH of the BOSTON PUBLIC LIBRARY
DESCRIPTION:WMAIA COTE Presents\nA Virtual Tour: ROXBURY BRANCH of the BOSTON PUBLIC LIBRARY\nA 2022 AIA COTE TOP TEN AWARD WINNER\nThursday\, October 13\, 2022  I 4:30 PM I ZOOM I 1 HSW\nPresented by Michael LeBlanc AIA\, Principal\, Utile \nProgram Description\nUtile worked with the Boston Public Facilities Department and the Boston Public Library to complete the comprehensive renovation of the Roxbury Branch of the Boston Public Library in Nubian Square\, following a previous entry design and programming study for the building. This project creates a welcoming environment for visitors\, enhances the library’s presence in the Lower Roxbury community\, and fully upgraded the outdated building systems. \nThe 27\,000 square foot renovation includes a revitalized community room with state-of-the-art audiovisual technology\, new lighting\, and large windows overlooking a new entrance and plaza. \nNew programs include a technology teaching lab and a nutrition lab featuring a full kitchen\, and a dedicated African American collection is prominently located just inside the new entrance. Expanded computer stations and laptop availability provide visitors with access to technology throughout the library. \nThe renovation visually opens up the library to the community by replacing much of the concrete and glass block walls with new transparent window walls. The entrance was re-oriented to Dudley Street and the Nubian Square MBTA Station to further engage with the neighborhood\, and overlook a fully redesigned plaza. A raised terrace under a large entry canopy provides shaded outdoor space for reading and accessing the library’s Wi-Fi. \nAdditional building upgrades include new windows\, new insulation\, a new roof\, and modernized HVAC and lighting to significantly reduce the building’s energy consumption and carbon footprint. The library is now fully accessible with a new elevator and enhanced technology for the hearing impaired. \nClick here for more information and to register

SUMMARY:WMAIA Committee on the Environment
DESCRIPTION:Register Now!\nWMAIA COTE – COMMITTEE ON THE ENVIRONMENT – register now for February 24\nThursday\, February | 4:30 PM | Zoom  1 HSW (no fee) \nWhy Trees Are Stronger Than Wood – a presentation by Greg Cabral\, Original Mass Timber Maine \nIn this program\, rescheduled from last fall\, Greg Cabral will discuss the Original Mass Timber Structural Round Timber (SRT)\, which requires no adhesives\, minimal processing\, and can be fabricated using existing local timber supplies\, making it an accessible and early-impact solution for mass timber markets and sustainable forest economies. SRT can compete in both strength and cost with steel and engineered wood products\, with the added benefits of shorter supply chains\, lower embodied energy\, and higher carbon sequestration. Original Mass Timber Maine\, a grant-funded initiative administered by the Town of Ashland\, ME\, has joined forces with influential leaders in the A/E/C community to develop markets for Structural Round Timber (SRT) from regional forest owners to provide cost effective solutions that sequester more carbon\, and require less processing than competitive products\, while providing jobs for local forest economies. This transformation would result in added usable rentable floor area and strongly respect the design of this well-known\, brutalist building. \nIn addition to talking about the proposed Boston City Hall project\, Mr. Bales will share information about how heat pumps and energy recovery ventilators work and how they may be applied in residential\, as well as institutional buildings. Ducted and un-ducted heat pumps will also be addressed and indications of where each is best applied will be described. Examples of residential projects will also be included. \nRegister here
